Market Knowledge and Analytics. Our people hold designations such as Certified Commercial Investment Member (CCIM) and Certified Property Manager (CPM) which ensure their ability to perform all the necessary analytical work needed to meet the client’s objectives. Several members of our staff hold board positions at the local, regional and national levels of organizations such as CCIM, IREM (Institute of Real Estate Management), CREW (Commercial Real Estate Women), ACRA (Association of Commercial Real Estate Administrators), EO (Entrepreneurs Organization), YPO (Young Presidents Organization) and others. In addition, our company is a founding member of the Urban Land Institute, San Antonio Chapter.
All of these designations and memberships allow us access to local, regional, and national networks of real estate brokers, business owners and industry data from virtually every market in the country.
Detailed Reporting. Communication is paramount in any successful relationship. Our detailed reporting measures allow our clients to react quicker and plan more effectively. Our reports include: Detailed Summary of Marketing Activity, Competitive Landscape Summary, Prospect Activity Reports, Potential Asset Improvements, Upcoming Market Opportunities, Sales Value Impact of Recently Executed Leases, Lease Abstracts for Ownership and Property Management, and other client specific reports as may be designated by the building ownership.
Project Leasing Services. In challenging economic environments, the most innovative and driven companies rise to the top. Brass has completed office leasing transactions for more than 785,000 square feet over the last 4 years alone. All real estate performance is subject to market factors, however, in the face of one of the worst economies in a generation, Brass has used its in-depth market knowledge and strong tenant and brokerage relationships to mitigate any negative impacts and protect project NOI for its assignments.
Critical Components of Our Leasing Model
1) “Off Market” Prospects. Proactively identify prospective tenants and develop relationships with those tenants before they enter the market seeking office locations.
2) Real Estate Brokers. Foster relationships with the real estate brokerage community allowing us access to every broker-represented deal in a given market.
3) Speed. Streamline the leasing process and decision making with concise lease analysis and reporting and in-house services for tenants such as suite planning, design consultation, vendor and project management.
Real Estate Fundamentals
Reliable Representation. As a fundamental aspect of its business model, Brass does not blur the lines of fiduciary responsibility by representing office tenants in the market that would be candidates for Magi’s project listings. Brass is 100% dedicated to garnering the most and the most profitable leases for its client’s properties.
Goal Oriented Leasing. Our leasing team is sensitive to the investment goals of our clients. We can work to maximize exit year NOI for shorter term exit strategies or focus on the long term accumulation of wealth and protecting returns over a longer investment life.
